The economy has had a detrimental effect on Indianapolis real estate properties, especially the downtown Indianapolis area. Because of the sales decrease, some realtors are using different strategies to sell homes. These strategies include an aggressive style, which requires more work and energy from the realtor.
If you have seen the Bravo reality show, ?Flipping Out?, you have seen Jeff Lewis and his crew set up remodeled homes for open house. The Indianapolis real estate agents are copying their concept with their properties.
In order to stage a house, you must remove it from the seller. It disconnects the bond between the home and the homeowner. The house is no longer a part of them. The home turns into a model after being lived in for a while. Miscellaneous items are removed from the shelves and other items that were on the fridge are removed. With Indianapolis real estate properties, these more homes are being stages and the state of the economy goes into decline.
Indianapolis real estate agents usually have to clean the home before they can show it to a prospective buyer. They have to remove portable appliances to make room in the kitchen. This is something that a buyer likes to see. With real state, there is no such thing as too much room. The personal items are removed from bookshelves and cabinets.
Other things that agents do to sell Indianapolis real estate properties is to roll up the carpet and let the buyer see the hardwood floors. People today are looking for this and in the current economy, anything that is a selling point is a plus.
In the downtown area, developers are still coming to build in the Indianapolis real estate market. However, there is a stagnant sales situation with homes and condos. The downtown area mostly attracts college students, college graduates and young adults in their twenties and early thirties. If you are not established, you will be hard pressed to get a loan. You need to have perfect credit, a reliable income stream and a credible work history to qualify for a loan in this economy. Even though there is real estate development downtown, there are people that cannot afford to purchase right now because their credit, income and work history may not be up to par.
Even if it's a realty show like Jeff Lewis who is staging homes in California, or whether you're staging homes that are part of the Indianapolis real estate market, this new concept is becoming more popular with people that flip houses and real estate agents. Even though it may be a fad because of the current economic state, the staged homes will be neat and elegant in appearance. They will continue to look nice so that someone will purchase them. As the economy turns around for the better, sales in the Indianapolis area will probably increase tremendously. Until that time, that area will be for developers and vacant properties that need to sell whatever they have available.
